Three Per Cent (3%) Fee --Buyer's Benchmark Realty can receive its fee from the proceeds of the sale, either as a result of the fee offered by the listing broker to a cooperating broker or as a stipulation of the contract requiring the seller to pay
Buyer's Benchmark Realty a commission of not more than 3 %. Most often the seller lists the property for sale with a commission of 6% of the sale price, and one-half, or 3% is offered to the Buyer Broker who sells the property. That co-op commission completely offsets the home buyer’s obligation to the Buyer Broker.

Lump Sum Fee - A flat fee is set based on a specific price range desired by the buyer with assurance that the buyer will see all homes meeting his or her criteria in that price range. This fee will be offset by the co-op commission paid to
Buyer's Benchmark Realty on a listed property.
A variation of this option may also be desirable if the buyer has located a home. A flat fee may enable the buyer to receive a significant rebate upon closing. However,
Buyer's Benchmark Realty will not be able to represent a buyer in a purchase if the buyer has already registered at the new home sales model in a subdivision in which the buyer has found a new home or a lot for a build job or if the buyer is already working with another agent and has been shown a home for which the buyer wants to make an offer.
A buyer should not spend time with a builder sales rep without representation as the sales rep is working for the
seller (the builder) and eliminates your option for representation. Do not register at a sales model without your own agent and do not work with a listing agent who hopes to receive double compensation and who cannot represent your interests. Obtain your own exclusive buyer agent to eliminate the potential conflicts of interests when an agent works with both buyers and sellers.
Buyer's Benchmark Realty can offer a variety of services for the buyer and may be retained to assist in a home buying decision as the buyers agent, advocate and counselor and be compensated by the co-op commission or by a flat fee or other compensation arrangement for the services provided. Generally, compensation is provided from the co-op commission and does not cost the buyer anything additional.
